Up And Coming Waterfront Living Spot At Pasir Panjang

Pasir Panjang could be the next waterfront living belt as it is close to the important amenities in the west like university, business park, science hub, MRT stations, IRs and the CBD.

Not many new homes will be built as there are no GLS sites available in the Pasir Panjang area for H2 2012. Thus, commercial and residential properties in the area could be good investments. The scarcity of new launches in the area will mean that prices should be robust.

A commercial project completed in 2010, Mapletree Business City is a sizeable 1.7 million sq ft office and business park. This business park could be a significant source of  tenants.

Another good source of tenants of about 100,000 workers are from Singapore Science Parks I and II and Alexandra Technopark.

The nearest MRT stations are Haw Par Villa and Pasir Panjang MRT stations on the Circle Line which provide accessibility to other parts in the island.

The residential zone in Pasir Panjang is located along Pasir Panjang Road from NUS to the MRT station.

Recent residential launches include :
Horizon Residences : A 72 units development with 2 and 3 bedroom units which is expected to complete by 2013. It was launched at $1,300 and $1,400 per sq ft in mid-2010.
Viva Vista : A freehold mixed development with 144 apartments and 106 commercial shops. It was launched at $1,300 to $1,600 psf. Expected TOP about 2014.

New Lauches will the Village @ Pasir Panjang with a good freehold land site of 2.35 acres. It is expected to receive good response for the phase 1 launch.

Pasir Panjang is also near to Telok Blangah but is cheaper than its neighbour. The average price of new sale homes in Pasir Panjang is about 22% lower.
